Broad Street

Condominium Renovation, Financial District, NYC

Overview

A high-floor condominium renovated to take full advantage of extraordinary north- and west-facing light. With a continuous run of windows and a generous terrace overlooking the city, the work centered on refining the interior architecture and strengthening the connection to the views. Enclosed soffits and service chases were rethought, the plan opened, and the living spaces unified through a restrained, tactile palette in quiet, balanced tones.

Design Highlights

  • Ceiling height increased throughout by reclaiming and restructuring existing soffits, revealing additional volume and improving the distribution of natural light.

  • The kitchen rebuilt with semi-custom matte cabinetry, stone counters, and integrated lighting, creating a long, uninterrupted workspace that anchors the room without dominating it.

  • The bathroom was fully redesigned with a floating vanity, warm architectural lighting, and a tonal stone palette that adds depth and texture.

  • Existing floors preserved and refinished to harmonize with the updated materials and provide continuity across the apartment.

  • Art, sculptural lighting, and edited furnishings introduced to complement the even-toned interior, underscoring tactility and presence rather than ornament.

Outcome

A serene, materially coherent home shaped by light, proportion, and the surrounding skyline. The renovation increases volume, uncovers latent potential within the original structure, and strengthens the relationship between interior and city. The result is a composed, grounded space with a natural sense of openness, calm, and cohesion.
